Sun Chemical North America Inks Facility

Maumee, Ohio

Sun Chemical North American Inks recently purchased this inking facility in Maumee, Ohio, where they were previously tenants. They immediately commissioned upgrades to the plant to suit their expanding inking operations in the United States. Included in this first wave of upgrades was to demolish existing walls to open up unused space for new warehouse racking and storage, modify existing dock facilities to consolidate product distribution to one area of the plant, build a new maintenance facility, and demolish existing offices to build a new employee breakroom, restrooms, and shower facility.


  • Demolished block and gypsum board walls to create 51,200 SF of product warehouse space and 1,250 SF maintenance shop with new LED high bay efficiency lighting, one 7.5-ton and two 10-ton roof top units, 96-inch stainless steel wash sink, and four forklift charging stations, and two Bradley eyewash safety stations.

  • Demolished block and gypsum boards walls to create a 4,200 SF employee break room, men’s restroom, locker room, and shower room and a women’s restroom/shower/locker combination room. Installed 83 full-height metal lockers in locker rooms.

  • 5,509 SF fire-rated demising wall to separate Sun Chemical space from the sub-let space

  • 2,260 SF fire-rated demising wall to provide a Class IIIB hazardous products storage room.

  • Relocation of structural wind brace to accommodate new racking system.

  • Installation of new hydraulic dock levelers, dock doors with windows, dual track high lift chain link security doors, Dok-Lok vehicle restraints, dock seals with head curtains and bumpers.
